Absolutely the worst since Anthem have taken over. Never respond to emails, same excuses everytime,on lunch. Pay our management fees on time gor what? Never resolve any matters,us tenants are having to chase everything up all the time.

Was not overwhelmed with LIV but now Anthem have taken over it has gone from bad to terrible. Calls are either not answered or if answered the department you want is at lunch and call never returned. Nothing is ever resolved. Seller packs take for ever to be released which result in sales falling through.
Statements make absolutely no sense whatsoever. I would not recommend Anthem as a management company. I do not feel they have any interest in resolving issues because if they did they would answer the phone

LIV how long are you going to take to respond to our complains? Doors broken, parcels get stolen, rubbish is covered in flies for days, moldy corridors that smell of piss… what are we paying the management fees for?

the worst building managers.

In my whole 1 year tenancy not a single issue was fixed including fire doors that wouldn’t close which is literally illegal in a building with flammable cladding?

Severe mould and damp issues in communal hallways that was never addressed due to them blaming private tenants when the issue was BUILDING WIDE. There were parcel thief’s in the building that Liv Group were no help with and despite there being a “concierge” his job was literally to sit at the front desk for 3 hours a day, occasionally take the bins out and do absolutely nothing else. The carpark gate would jam open every other day which meant homeless people would roam the halls and under the stairwells. There were illegal airbnbs in the building which got so bad the police had to be called.

Enjoy the attached photos of the hallway, somebody is going to get harmed before it’s taken seriously. I cannot be more happy to no longer live in a building managed by Liv Group. Special shout out to Nosheen who never answers her emails and is always mysteriously on her lunch break when you call the office. If they ever say “we have a contractor coming out” - don't believe them.

Horrendous service, shocking we pay them a hefty fee for their service. My solicitor requested my management pack and it took over 10 weeks for my buyer to receive this! Pre-sale department do not respond to emails or pick up their phone. Would never recommend LIV/Anthem Management.

Very poor experience. Packages repeatedly stolen from our building. Management have been made aware of this and have only been obstructive in addressing the issue. This has been a complaint shared by many tenants in the building but there has still been no outcome. Furthermore, elevators are frequently broken and last year half the building flooded, forcing tenants to move out and claim on their insurance.

Terrible block management company with no regard for safety of the people living within. Sent cowboy contractors round to fix a problem with water ingress - 5 months later no resolution and not even an apology. In connection with the worst landlords agent I’ve ever come across, made living in the property unsafe and severely distressing. Avoid at all costs!!!

Emailed three weeks ago to mention intense noises of rats in the walls and under the floor in our apartment (La Salle). Second year running we have rat issues - LIV still not able to adequately handle or seemingly do much to control the obvious infestation whatsoever.

Anyway, three weeks since initial email absolutely nothing been done in terms of actual maintenance or repairs to prevent rats getting into the walls around our apartment. Could barely sleep last night due to rats inside the bedroom wall - lovely to listen to that all night long right next to your bed.

Ridiculously poor management to leave residents dealing with that for weeks on end with no communication at all unless chased by us. It's an utter joke that these guys receive money to 'manage the building'.

May as well throw into the mix the fact that the intercom for the building barely works - have missed several deliveries due to this already. One of the two lifts has now been out of order for weeks too. And Saturday morning, the other lift also broke down. No fixes, just a sticker over the buttons saying ‘lift out of order’.

Curious as to what any disabled residents who can't use the stairs were expected to do for the last two days? Madness that LIV still has the contract to manage this building. If you can avoid renting an apartment in La Salle, I'd encourage you to do so.

Look forward to the standard - ‘we’re sorry to hear this’ (like you’re not aware of the issues), ‘things are in process’ (most likely not true), or ‘someone will be in touch with you’ (with an excuse for the problems) responses.
